What is a Market-Ready Walk-Through, CMA - Current Market Analysis, & Seller Net Proceeds report?— In order to help you determine the value of your home, Jennifer Suemnicht will come to your home and walk through with you.

A Market-Ready Walk-Through is a great opportunity for you to show and discuss your favorite features of the home and ask questions about any preparations prior to the sale. Together we will create a list of possible improvements or staging preparations to help you maximize your profit of your future sale. This should be done 3-6 months before listing or even sooner.

A CMA - Current Market Analysis will also be provided. After seeing and walking through the home, Jennifer will share other area sales with you so you can see for yourself the information that every other buyer, agent, and lender’s appraiser will have access to. The report created is called a CMA and is key to help you determine your current market value. From here we can discuss options and strategy for your listing price.

A Seller Net Proceeds Report is also provided, summarizing estimates of the closing costs. Some of the costs are Title, Escrow, Excise Tax, & Real Estate Commissions. You will also want to factor in your mortgage payoff, utilities, prorated property taxes, and if applicable any condo or HOA costs.
